We also have extensive experience in rental negotiations sparing you the stress of this onerous task.

We regularly review rental levels for each property and, where appropriate, initiate rental increases or advise Landlords if we think a reduction is necessary to ensure an optimum occupancy rate is achieved.

4. Rent Collection and Arrears Management

We employ the most sophisticated computer technology and specialist staff to ensure rent payments are monitored continuously and arrears dealt with promptly.

5. Regular Inspections and Cost Effective Maintenance

Thorough inspections are undertaken at the commencement and termination of every tenancy and at regular six monthly intervals in between. We can also undertake more frequent inspections if you require these. We will provide you with a written inspection report (for a small extra cost photographs can be provided), which includes recommendations for preventive maintenance, or improvements to ensure optimum rentals are maintained.

Inspections are always followed up to ensure that any repairs or work that is required is completed to our satisfaction.

In addition, periodic external inspections on an informal drive-by basis are made regularly.

All maintenance is undertake by our carefully selected handyman, or one nominated by yourself, and supervised by an experienced Property Manager to ensure a quality, cost effective job. The extent to which we are involved is dependant on client instructions. Where required full project management work can be undertaken.

6. Efficient Administration and Prompt Payment to Clients

The scale of our operation enables us to employ dedicated, professional administration staff and utilise leading edge systems, documentation and technology. This ensures you enjoy the maximum contractual security provided by law and the prompt payment of all funds due to you.

You will receive comprehensive reports and information to monitor the success of you investment and provide your Accountant with all the information necessary to file your Taxation Returns quickly and efficiently.

Payment Of Accounts - Disbursements such as water rates, electricity rates and Condo fees can be made by the company. It is desirable for all accounts of this type to be sent directly to the Manager. Rental Payments - After deduction of approved disbursements and fees, payments are either transferred to the clients bank account on the first working day of each month. A monthly statement for each property is sent and emailed directly to the client.
